A property listing tells you the price, the size, and a few photos. It doesn't tell you whether the developer's last three projects ran on time. It doesn't tell you if the title has a dispute buried in it. It doesn't tell you if the seller has the legal right to sell in the first place.
That's the actual work. Not finding the listing, checking what's underneath it.
Developer or owner track record. Before you ever see the price, we look at what that developer's last few projects actually delivered. Late possession, quality complaints, and legal disputes show up here, and they're the part a lower asking price never mentions.
Legal title. Clear title, no disputes, no unresolved liens. This is the single most expensive thing to get wrong, and the easiest to skip if a broker is racing to close and move to the next deal.
Paperwork, start to finish. Not handed back to you halfway through once the introduction is made. Reviewed by us, through closing.
A broker who wants to close fast and move on has no reason to slow down for any of this. Skipping due diligence is faster. It's also how a small saved cost turns into a legal issue worth far more than whatever was saved.
A lower price upfront doesn't tell you anything about what you're protected from. A bad title or an unverified developer is a cost that shows up later, and it's usually a lot bigger than whatever looked like a saving at the start.
