Why should I use a broker, it just costs more?

A lower number upfront doesn't tell you anything about what you're protected from. We check the developer's track record and the legal title on every deal before you commit, the kind of work that catches problems a listing price never shows you. That protection is the value, not the introduction.

The price seems high compared to another listing I found.

Compared to what, exactly? If it's a specific other listing, let's actually look at what's different: condition, developer track record, carpet area. A lower number on a property with a worse developer history isn't actually the better deal.

I'm comparing with other developers who have a lower price band.

That's the right instinct, just incomplete. Price without a developer's track record is half the picture. Before comparing numbers, it's worth comparing what happens if that developer's last project ran late or ran into legal issues, because that's the part the lower price doesn't show you.

What's included when you work with us?

Sourcing and shortlisting, reviewing paperwork and legal documentation, checking the developer's track record before you see the price, and staying involved through closing and after. Fees are discussed directly once we understand what you need.

I said a budget ceiling but haven't found anything I actually like within it.

That's more common than most people expect. Clients often state a hard ceiling and end up spending above it anyway once they see what actually fits. We'd rather show you what you're genuinely drawn to and have an honest conversation about the number, than keep showing you options in a range you've already stopped responding to.

What happens after the deal closes?

We stay involved. A broker who disappears once the deal closes has only done half the work. We're the ones you can still call, not a number that stops picking up.

Do you only work in commercial, or residential too?

Both. We handle shops, offices, warehouses, and independent structures on the commercial side, and flats, bungalows, and independent structures on the residential side.

I'm still exploring and not ready to commit.

That's fine, and it's worth saying upfront rather than later. We also give advice to anyone who asks, whether or not it turns into a paid deal. There's no pressure to commit before you're actually ready.
